Sellers know that the market is not "Hot" like it was a couple of years ago.  So are you thinking of selling?  What do you do to get the most money for your home now.  I would suggest that first and foremost you price your home accurately.  Overpriced homes are not selling and you have the best chance if your home is even a little "below market.'  In addition, do the simple updates to start with which include fresh paint, super cleanliness, great curb appeal with good landscaping maintenance, a clean and freshly painted front door.  Should you renovate?  If your kitchen and baths are considerably out of date - either yes- or reflect the lack of updating in your price.  Remember - right now your home, regardless of the price range has a lot of competition.  However, to invest too much at this time, probably means you will not recoup what you have spent.
